The Lanes Apartments, also known as Mermaid Bay Lakeside Apartments, is located on a conspicuous corner location on Australia's Gold Coast. Its artistic shape reconciles the contradiction between coastal high-rise buildings and inland native buildings. The four-tower residences use a flowing architectural language that mimics the contours of the land and plant growth, balancing the urban area with views of Lake Unity, where the architectural structure is reflected in the facades.

An exoskeleton of vertical columns of fiberglass reinforced concrete rises diagonally upward, supporting the four towers and providing partial shading for the faceted glass walls. Two 10-storey towers contain ground-floor retail and commercial space, and two 12-storey towers. The taller tower houses resident facilities including a swimming pool, terrace, sauna, spa, gym, games room and meeting rooms.

The climate-responsive façade design reduces heat loads throughout the building, with each GRC (fiberglass reinforced concrete) column directly connected to the interior of the apartment, wrapping around the balcony and reducing solar gain.
